Chelsea Herbert
DIRECTOR
Chelsea is a seasoned expert with 20 years of commercial property financing experience. She held senior relationship banking roles at ANZ and BNZ where she managed substantial corporate portfolios with a keen focus on development transactions. In 2020 she launched and managed the Debt Advisory brokering business at Colliers. She specialises in land development, structured investment debt solutions, cashflow lending and portfolio restructuring. She is known for her client-focussed approach with the client’s goals always the top priority. With extensive industry relationships, both locally and internationally, and with her drive to find tailored solutions, she’s a trusted advisor with many repeat clients.

She was a finalist in the 2023 Property Council – “Women in Property” Award and has successfully placed over $1.60 billion of debt in the past 4 years.
Outside of work, Chelsea is on the board of Waka Pacific Trust and spends time with her family and two children.
Lucy Johnston
ASSOCIATE DIRECTOR
Lucy has 8 years of commercial finance experience working at BNZ, MUFG bank and most recently as Associate Director of the Colliers Debt Advisory business. She is experienced in structured finance solutions, including commercial investment transactions, land development and portfolio restructuring. Lucy trained as a lawyer, is detail orientated and relationship focussed.

For the past three years, Lucy has collaborated closely with Chelsea, forming a successful and complimentary partnership. Together they have seamlessly integrated their skills and are passionate about being client centric in how they do business.
Fiona Bennetto
ASSOCIATE DIRECTOR
Fiona brings 10 years of expertise in commercial and property finance, having worked at BNZ, ASB, and Russell Property Group. With a solid foundation in structured finance, she specializes in commercial investment transactions, land development, and portfolio restructuring. Fiona’s extensive property knowledge, combined with her focus on risk management, credit analysis, and relationship-building, ensures a client-first approach in every aspect of her work.
Fiona has seamlessly integrated into Herbert Debt Advisory, where she and the team blend their expertise to deliver exceptional, client-centric service and cultivate lasting business relationships.
